
Metal roofs fail predictably: at fasteners that have backed out or corroded, at seams and laps that have worked loose with thermal movement, and at penetrations that were flashed once and never revisited.
The panels themselves usually outlast all of that, which is why a retrofit or restoration is very often the economically correct answer on a metal building.
Exposed-fastener panels — the screw-through profiles on most warehouses and light industrial buildings — have thousands of gasketed penetrations, and every one is a maintenance item. Gaskets harden, screws loosen, holes elongate.
Standing seam conceals its attachment and allows the panel to move thermally without working the fasteners. It costs more and is what a retrofit typically installs.
A long metal panel expands and contracts measurably across a DC summer-to-winter swing. Assemblies that do not allow for that movement tear their own fastener holes open over time.
When we look at a metal roof, oval-shaped fastener holes and loose screws are not the problem — they are the symptom of an assembly that was never detailed for movement.

How to read these. Ranges are DMV market pricing for planning and budgeting, not a quote. Real numbers move with deck condition, insulation required to hit code, access and staging, how much rooftop mechanical equipment has to be lifted and reset, and whether the work is phased around tenants.

A sub-purlin retrofit system adds dead load and changes the wind load path. Structural review is normal and should be expected in the permit process.
Metal panel attachment is engineered to ASCE 7 like any other roof, with tighter spacing at perimeters and corners.
A retrofit that creates a cavity is an opportunity to add insulation, and depending on the scope may be required to.
The rule that decides most jobs: IBC §1511 prohibits a roof recover where the existing roof already has two or more applications of any roof covering. It also prohibits recovering when the existing roof is water-soaked or has deteriorated to the point that it is no longer an adequate base. In either case the code requires removal down to the deck. This is the single most common place a cheap bid quietly goes non-compliant.
Usually saved. If the panels have structural integrity and corrosion is localised, repair plus a coating restoration typically buys ten to twenty years at a fraction of replacement cost. A close survey settles it.
It is the widest range in commercial roofing — roughly $12 to $25 per square foot — because "retrofit" covers everything from coating an existing panel roof to framing an entirely new standing seam system over it.
That is the signature of lap and fastener failure rather than a hole. Water is being driven up under the laps or past hardened gaskets. It is very repairable, and it is exactly what a coating restoration addresses across the whole roof at once.
