It depends on the condition of the insulation and deck under the membrane, not just how the surface looks. If the substrate is dry and the membrane is sound, a restoration coating can add ten to fifteen years for a fraction of replacement cost. If there's saturated insulation, coating over it just buys an expensive delay. The condition report tells you which situation you're in.
That's the normal case, not the exception. Occupied buildings get phased scopes, staged material handling, protected access paths, coordination with your mechanical trades, and a schedule your tenants get notified about in advance.
It moves with system type, insulation requirements, deck condition, access and how much mechanical equipment has to be lifted and reset — which is why anyone quoting a number sight-unseen is guessing. The report gives you a real range for your specific roof, and we'll break out repair, restoration and replacement so you can see the tradeoff.
